What Causes Dampness in a House? A Room by Room Guide

Welcome to our guide to household damp. It is not the most glamorous subject we have covered on this blog, but it is one of the most useful, because damp quietly undoes the interior you have spent years putting together. It lifts wallpaper, warps timber, dulls brass and leaves that unmistakable musty note in a room that otherwise looks beautiful.

The good news is that most damp in a British home is not a structural disaster. It is moisture that we generate ourselves and then fail to remove. Once you can tell the three types apart, the fix is usually straightforward. Here is how to read your own house.

The Three Kinds of Damp, and Why Only One of Them Is Really About the Weather

Penetrating damp comes in from outside through a defect: a cracked render, a blocked gutter, a slipped tile, perished pointing. It tends to show up as an isolated patch on one wall, it gets worse after heavy rain, and it dries back a little in settled weather.

Rising damp is groundwater drawn up through masonry where a damp proof course is missing, bridged or failed. It is far rarer than the internet suggests. Its signature is a tide mark that stops at a fairly consistent height, usually up to about a metre from the floor, often with a salty white bloom.

Condensation is the one that affects most homes, and it is entirely of our own making. It has nothing to do with the building being defective. Warm air holds a lot of water vapour. Air at 20°C can carry roughly 17 grams of water per cubic metre before it saturates. Cool that same air to 10°C and it can only hold about 9 grams. The surplus has to go somewhere, so it settles on the coldest surface in the room: the glass, the cold corner behind a wardrobe, the reveal beside a window.

A household of four generates somewhere between 10 and 15 litres of water vapour a day just by living. Breathing and perspiration account for a couple of litres per person. Cooking adds around three litres. A single load of washing dried on an airer indoors releases roughly two litres straight back into the room. None of that leaves the house on its own. If drying indoors is unavoidable, a unit with a dedicated laundry mode will take most of that back out of the air.

How Do You Find Out Where Damp Is Coming From?

Before spending money, spend twenty minutes diagnosing.

Look at the shape of the problem. A defined patch that darkens after rain points outward, to the building fabric. A horizontal tide mark points down, to the ground. Black speckling in corners, behind furniture and around window reveals points inward, to condensation.

Try the foil test on a suspect wall. Tape a piece of kitchen foil tightly over the area, sealed on all four edges, and leave it for a few days. Moisture on the room side of the foil means the damp is condensing out of the air. Moisture on the wall side means it is coming through the wall.

Then buy a hygrometer. They cost very little and they end most arguments. A healthy indoor range sits between 40 and 60 per cent relative humidity. Once a room holds above 65 per cent for long stretches, surface humidity in the cold corners can reach the 80 per cent mark where mould germinates happily. You cannot fix what you are not measuring.

Room by Room

The kitchen is the single biggest moisture source in most homes. Lids on pans, an extractor that actually vents outside rather than recirculating, and running that extractor for a few minutes after you finish cooking will do more than any product you can buy. UK guidance puts intermittent kitchen extraction at around 60 litres per second, which most cheap recirculating hoods do not come close to.

The bathroom produces intense, short bursts of moisture. The rule here is to keep the door shut while the extractor runs, not open. An open door simply distributes the steam into cooler rooms where it will condense. If you are choosing fittings for a bathroom, look for an IP44 rating or better in the zones near the bath and shower, because ordinary fittings will corrode.

Bedrooms are quietly the worst offenders for mould, because we spend eight hours a night breathing into them with the door and windows shut. Beds pushed hard against an external wall trap a pocket of still, cold air behind the headboard, and that is where the black spotting appears first. Leave a gap of a few centimetres.

Cellars, basements and under-stairs storage are a special case, and they are where damp does the most expensive damage, because it is where people store the things they care about. Below ground level, the walls stay cold all year, so warm household air that drifts down will condense on almost every surface it touches. Ventilation alone rarely solves it, because opening a vent in summer can introduce warm humid air onto cold masonry and make things worse. This is the one situation where a dedicated appliance genuinely earns its keep: Dutch specialist Luchtontvochtigerwinkel sizes its dehumidifiers for cellars by room volume rather than floor area, which is the right way to think about a space with high ceilings and cold walls. If you are converting a cellar into a snug or a workshop, deal with the moisture before you plaster, wire or light it.

Hallways and landings are usually the coldest circulation spaces in the house, which makes them the place where moisture generated elsewhere finally condenses. If your hallway smells musty but nothing looks wet, the source is almost certainly the kitchen or bathroom next door.

What Damp Quietly Does to Your Lighting

This is the part people notice last and regret most, and it is why we care about the subject at all.

Solid brass and copper fittings develop verdigris in persistently humid air, that dusty green bloom that etches into the surface rather than sitting on it. A light patina on an aged brass pendant is desirable. Verdigris is not, and it does not polish out cleanly.

Powder coated steel is fine until the coating is chipped, at which point moisture works underneath and lifts it from the inside. Our black and industrial pieces are robust, but a scratch in a damp utility room or cellar is an open door.

Wood and rattan move constantly with humidity. A woven rattan shade that has sat in a room at 75 per cent humidity for a winter will not return to exactly the shape it left the factory in, and timber lamp bases can split along the grain as they dry back out.

Enclosed shades and glass domes can trap a pocket of moist air around the lamp holder. In a bathroom or a kitchen this is worth thinking about, because corrosion at the holder is what causes the flickering and intermittent contact people usually blame on the bulb.

Fabric shades absorb ambient moisture and hold odour. If a room smells musty, the shade is often quietly part of the problem.

None of this means you should choose your fittings around the weather. It means that fixing the damp protects everything else you own.

Does Having the Heating on Help with Damp and Mould?

Partly, and the nuance matters.

Heating helps because it raises surface temperatures. Condensation forms where a surface falls below the dew point of the room air, so a warmer wall simply gives the moisture nowhere to land. At 20°C and 60 per cent humidity, the dew point sits at around 12°C. Any surface colder than that will bead up. Push humidity to 70 per cent and the dew point climbs to about 14°C, which now includes a lot more of your house.

Heating does not help if it is intermittent. Short bursts of heat raise the air temperature quickly while the masonry stays cold, so you end up with warmer, wetter air meeting the same cold surfaces. A lower, steadier background temperature almost always beats a couple of sharp blasts.

And heating on its own never removes moisture. It only changes where the moisture chooses to condense. Heat and ventilate together, or you are just moving the problem into the wardrobe.

How Do You Get Rid of Dampness in Your House?

In rough order of effort and cost:

  • Ventilate deliberately rather than constantly. Ten minutes of windows wide open twice a day exchanges the air far more efficiently than a window on the latch all day, and it loses less heat.
  • Stop drying laundry on radiators. It is the single most common cause of a home tipping from comfortable into damp over winter.
  • Keep furniture and stored boxes a few centimetres clear of external walls so air can move behind them.
  • Heat steadily and modestly rather than in bursts.
  • Add a dehumidifier where the source cannot be removed, which in practice means cellars, utility rooms and any room where laundry has to dry indoors.
  • Fix the fabric last but properly. Clear gutters, repoint, repair the render. Penetrating damp will defeat every other measure on this list.

Conclusion

Damp is rarely mysterious. It is either coming in from outside, rising from below, or condensing out of the air we breathe, and a hygrometer plus twenty minutes of looking will usually tell you which. Deal with the moisture first and everything downstream gets easier, from the paintwork to the plaster to the fittings on the walls.
